THE ACHIEVE LEARNING CENTER

Learn Before You Move.

Five practical guides for South Florida buyers, homeowners, and investors. Start with the topic that matters to you.

01 · MLS KNOWLEDGE

Read the Listing. Understand the Market.

Learn what an MLS listing tells you—and what it cannot guarantee. The more you understand the information, the stronger your decisions become.

What you need to know

  • Listing status: Active, Active Under Contract, Pending, Closed, Coming Soon and other statuses describe different stages of a property.
  • Days on Market: DOM is one indicator, not proof of a seller’s urgency or willingness to negotiate.
  • List price vs. sold price: An asking price is not the same as verified comparable closed-sale evidence.
  • Price per square foot: Useful for initial comparisons, but floor plans, condition, views and amenities matter.
  • MLS timing: Listing details and availability can change. Confirm material information with the listing broker and official sources.

AchieveMLS provides live MLS-informed tools, not a guarantee of accuracy, availability, value or future price movement.

02 · FIRST-TIME HOMEBUYER

Your First Home Is Also an Investment.

A home serves your life today, but the carrying costs and potential resale matter too. Think investment first—then make it your home.

Five questions before you buy

  • Can you comfortably afford the total monthly payment—including HOA, taxes and insurance?
  • Does the floor plan work for your life now and for likely changes ahead?
  • How does the asking price compare with similar recently closed sales?
  • What are the association rules, reserves, assessments and restrictions?
  • Could you maintain, rent or resell this property if your plans changed?

Buying is personal, but affordability and due diligence should never be an afterthought.

03 · PLAN YOUR HOME PURCHASE

From the First Search to the Closing Table.

A clear purchase plan helps you anticipate decisions instead of reacting under pressure.

A practical home-purchase sequence

  1. Set a comfortable total budget and estimate cash to close.
  2. Choose a financing approach and speak with a qualified lender when appropriate.
  3. Prioritize location, property type, features, and monthly ownership costs.
  4. Tour homes and study recent comparable MLS sales.
  5. Review the offer terms, contingencies, deadlines and seller disclosures with your agent.
  6. Complete inspections, financing, appraisal, title and association diligence as applicable.
  7. Review your final numbers and closing documents before taking ownership.

Actual timelines and contractual obligations vary. A licensed professional should review your specific transaction.

04 · INVESTING & FINANCING

Work the Numbers Before You Make the Offer.

A property can look attractive in photos while producing disappointing financial results. Evaluate the income, expenses and financing first.

Key investment considerations

  • Cash flow: Potential rent minus vacancy allowance, operating expenses and loan payments.
  • Financing: Down payment, rates, terms, reserves and loan qualification can affect feasibility.
  • Capital needs: Maintenance, major replacements, insurance and unexpected assessments need room in the budget.
  • Rental feasibility: Verify association lease rules, minimum rental periods and local regulations before relying on income.
  • Exit strategy: Consider both holding the investment and selling in a changing market.

Income, return and financing scenarios are estimates, not promises. Property-specific analysis is essential.

05 · FLORIDA OWNERSHIP COSTS & RISKS

Understand What Ownership Really Costs.

Particularly in South Florida, the price of the home is only the starting point. Investigate the obligations that continue after closing.

Important costs and records to verify

  • Property taxes: Your future assessed taxes can differ from those paid by the current owner.
  • Insurance: Obtain appropriate homeowners, wind and flood coverage estimates for the actual property.
  • Condo / HOA: Review dues, budget, reserves, pending assessments, rental and pet rules.
  • Buildings: For condos, review applicable inspection, milestone and structural reserve documentation.
  • Other obligations: Evaluate CDD assessments when present, utilities, maintenance and any mandatory memberships.

Request current documents from the appropriate association, insurer, county and other official sources. Rules and costs vary.
