Three Different Ways a Land Sale Can Work.
Traditional Brokerage Listing
The owner authorizes our brokerage to market the land, seeks a suitable buyer and negotiates ordinary purchase-and-sale terms.
Qualified Buyer Introduction
We can help connect owners with appropriate prospects when available, subject to signed brokerage agreements and disclosures.
Potential Principal Purchase
A real, separately disclosed principal purchaser may discuss a direct offer or attorney-reviewed contract that may be assignable. That is not ordinary listing representation.
Understanding Time-Limited Purchase and Assignment Agreements.
Some buyers make an agreement to purchase land at a stated price with specified due diligence and closing deadlines. If the contract and law allow, a buyer may later sell or assign its contractual interest or close and resell. This is a purchase contract, not a lease, and not the same as owning or listing someone else's land.
Parties negotiate price, deposit, contingencies, identification of the buyer and closing obligations.
Florida counsel evaluates marketing authorization, assignment clauses, disclosures, brokerage/principal conflicts and remedies.
The purchaser performs, closes, or assigns a permitted interest to a qualified buyer under the actual agreement.
Contract language controls the deadline, deposit and default rights. Extensions are agreed to in writing.

Before You Sign Anything.
Can you buy my land for cash?
We can discuss whether an actual qualified investor or principal purchaser is interested. We cannot guarantee a direct purchase or a cash offer without a genuine buyer and documented terms.
Must I list my land just to discuss it?
No. A consultation is not a listing. Any later brokerage marketing requires clear authorization.
Can a purchase agreement be assigned?
Sometimes, where the agreement permits it and applicable law is followed. Independent counsel must examine the terms, disclosures, parties, deposits and marketing rights.
What happens after a proposed six-month period?
The actual contract governs. Neither an automatic extension nor a cancellation without consequences should be assumed; these issues are negotiable and require independent legal review.
Can the team confirm whether a parcel is buildable?
We can help gather records and organize questions. Only the appropriate permitting agencies, surveyors, engineers, environmental professionals and advisors can verify development feasibility.
